Barrington Illinois – Buying a Home – Radon – The New Disclosure
If you are in the market to buy a home, it is likely it has been some time since you last did so. You may well remember that the seller of a home has to complete disclosures about the home. The ones we use today are:
Residential real property disclosure report, lead based paint disclosure, mold disclosure (this is not a required disclosure). There is now a new required disclosure, The Disclosure of Information on Radon Hazards. All sellers are required to complete this new disclosure. So what is Radon?
Radon is a gas found under ground and is a naturally occurring gas. Commonly people used to think that it only ever occurred in basements, but that is not true. Just because Radon occurs underground, does not mean that it will not be in your home just because you don’t have a basement, it can be found inside any home and requires ventilation to escape. Radon is a Class-A human carcinogenic, is the leading cause of lung cancer in non smokers and the second leading cause overall.
Buyers of homes are recommended to have a Radon test performed prior to purchase. Most home inspectors are licensed to perform the tests for you and will do so while they are carrying out your home inspection. Radon canisters are placed in the home, the inspector will come back to remove them, usually a couple of days later to gets the readings for you. If the home has unsafe levels of Radon, you will need the services of a licensed Radon Mitigator to take care of the problem.
Sellers are required to disclose if they are aware of unsafe levels and to provide any reports they have if applicable.
As homeowners you might want to consider have an annual Radon test carried out, otherwise Radon can be lurking in your home and you will never know.
