How’s the South Barrington real estate luxury market fairing? Are all those luxury homes in South Barrington selling or are they languishing on the market? Are buyers getting great deals or have home owners priced accordingly, kept their homes updated and sold at fair market value?
Let’s take a look at the numbers over the last six months, it might give us a glimpse. Although South Barrington has more luxury homes than the other Barrington Villages, the purpose of this post is to address the upper quartile of homes being marketed and sold. Based on my MLS data this is homes above $1,600,000.
Currently for sale at this price or higher there are 27 homes for sale and only 2 homes have sold in the last 6 months. Prices range from $1,645,000 to $5,900,000. The two sales were for $1,750,000 and $1,825,000. If we go back as far as 1 year there were only two other sales for $2,100,000 and $2,480,000.
The average marketing time for these 4 sales was 338 days, and the average marketing time for current listings in South Barrington upper quartile of real estate is 393 days. The reality is that sellers have to have patience if they are going to enter the market to sell. Be committed to be in show condition all the time, as you never know when a buyer will want to see your home.
For the homes that sold in the last year the sales to list price sales ratio was 85% on average.
