July brings as to 6 months of real estate done and so I want to take a look at Wynstone in North Barrington to see how sales are looking. You might want to view my first quarters report or last years report if you need something to compare to. My formats are always different but I try to give information that will help both buyers and sellers understand what’s happening or as many of you ask, “How’s the market?”

So Wynstone Golf Course Homes, are you selling homes or are you still stuck in the mud? Last year we had 7 sales for the whole year, how are we doing for this year.

This graph clearly tells us things are doing better this year. With 7 sales in quarter one and 4 in quarter two, we are well ahead of last years miserable numbers. Homes in Wynstone for the second quarter of this year had an average marketing time of 65 days and are selling at 90% of the final list price. That is a huge improvement on quarter1 but statistically it’s not a big enough number of sales per quarter to make a “lets celebrate” statement.

I have not included the sale of the one attached golf course villa home sale, it sold in just 3 days at 86% of asking price.

As of today, July 7th 2011 there are  53 properties for sale, 1 is a golf course villa, 5 are vacant lots, the remaining 47 are single family homes. There are 5 homes under contract, 2 are pending which means they are ready to close. Looks like Q3 is off to a good start, let’s keep it up.
