North Barrington Luxury Homes – Market Report and Sales Success in 2011

North Barrington luxury homes includes the Wynstone gated golf course community, but I have reported the  sales success for Wynstone  under it’s own review. Other North Barrington luxury homes can be found in Grassmere Farms, Biltmore and Oaksbury. North Barrington also has lower priced homes with prices starting at $200,000 for the smallest homes and often the distressed ones, going all the way up to $2,600,000. Many of the higher priced North Barrington luxury homes will be found in Wynstone.

So how well did homes in North Barrington sell in 2011?

Given the broad range of pricing, comparing the high end to the low end is pointless. However there are always averages. As the median sales price in North Barrington was $625,00 for 2011 I am going to look at sales above that price for this report.

24 homes sold with an average sales price of $910,229  at 87% of asking price. The average marketing time for the homes above $625,000 was 419 days. Four and five bedroom homes make up 23 of the home sales.

The highest sale was for $1,401,360 which interestingly was a short sale in Wynstone. The short sale was pre-approved so the buyer closed his cash sale in just over one month.
