Always on the lookout for cool tools to help my buyers I today met with senior loan officer Tom Cramer of Wintrust Mortgage (Part of Barrington Bank and Trust), in South Barrington. Tom and I have known each other for a while, indeed he was my loan officer for both a mortgage and HELOC (home equity line of credit) a few years back. It always great to be able to recommend a loan officer from a position of personal experience.
Tom introduced me to a tool he and I can use on listings I send out to my buyers. Here’s how it works. You let me know your home criteria. It doesn’t matter if you want Barrington, Inverness, Lake Zurich, Palatine or any of the surrounding burbs I sell houses in, just let me know your budget and needs. I add you as a client in my MLS system and set you up to receive listings on a daily basis. In addition to the property information each listing now shows you monthly costs. The mortgage amount, real estate taxes, association fees if any, PMI if applicable (mortgage insurance), estimated property insurance and your monthly total, based on the current mortgage interest rate.
Below is part (half) of an example to give you an idea. It shows a 15 and 30 year fixed, each property has several more choices.
This was for a $1.2 Million dollar sale with only 5% down, that’s not what I recommend and likely not even possible, but it shows the monthly cost and breakdown. The yellow Get Details button will give you even more information and you can email any loan questions direct to Tom with just that single click, simple and fast.
